Most real estate agents are happy to help you determine your home's value. However, if you are not comfortable with asking an agent then it is smart to order an appraisal. Starting out with the right price is one of the most important decisions you will make. This is also a good time to go to your lender and get pre-approved for your new loan. It would be no fun to sell your current home and then learn that your dream home is beyond your reach. 2) Preparing Legally Hire a real estate attorney. When selling on your own having proper legal advice is very important. Ask the attorney for the proper forms and contracts. Make sure you understand which forms you need and when you will need them. Also, make sure that he/she will hold the buyers Earnest Money. 3) Hammer and Paint Now is the time to do repairs. Items obviously needing repair will decrease your profits, turn off potential buyers and cause headaches during the inspection process. It is much easier to make those repairs now. 4) Staged for Success Of course, you want a quick sale that nets the most profit and staging may be the key. Buyers need to visualize themselves in your home. So homes that are clean, neat and in move-in condition sell quicker and for more money. 5) Getting the word out Purchase a sign that looks nice and professional. Then attach a flyer tube. Make flyers and determine other avenues of advertising. The next step is to plan an open house. The more people to see your home, the greater the opportunity to sell.
