Staging your Home for Success
1) Clearing
Out
Clear
out all the clutter. Don’t forget
closets and cabinets. Pack any extra
clutter, that you won’t need while showing your home and take it to
storage. Then hold a garage sale for
those things not even worth packing or that you will not use at your next home. Clearing clutter is a great way to
de-personalize and make your home seem larger.
2) Make
it crystal clear
Clean,
vacuum and dust each room. Sparkling
clean kitchen, bathrooms and windows make a great impression.
3) Check
your curb appeal
Make
sure the yard and driveway are free from clutter. Cut the lawn regularly and trim shrubs and
trees.
4) Neutralize
Painting
is an inexpensive way to make a huge impact.
Check the exterior and interior for colors that are limiting or paint
that looks tired. Then put a fresh
neutral coat of paint in its place.
Also, be sure to check your front door.
First impressions are important.
5) Set
the Mood
Go
through your home and think of simple ways to make it look like a model
home. Set the dining table for a dinner
party. Bring out the china, crystal,
napkins and flowers. Put fresh towels in
the bathrooms. Add magazines to the
coffee table. Then add a potted plant by
the front door and anywhere else needed.
6) Do
not touch!
Hide away valuables, prescription medicines,
collectibles and breakable.
7) Cosmetic
Check
Make
any necessary cosmetic repairs such caulking, peeling wallpaper, cleaning the
fireplace, etc.
8) Odor
Elimination
Many
odors will be eliminated with a thorough clean, but check carefully that the
task is complete. You may even consider
baking a pan of cookies or burning a candle just before a showing or open
house.
9) Light
it up
Check
to see that the lighting is good in all rooms.
Change light bulbs or add lamps where necessary.
10) Loved Ones
Arrange
for children and pets to be away during showings. Be sure to check behind them for clean odor
free areas before showings.
